AGENDA
Michael Norris is the Executive Director of the Carpenters’ Company of the City and County of Philadelphia, which owns and manages Carpenters’ Hall, a National Historic Landmark in Philadelphia’s historic district that hosted the First Continental Congress in 1774 and whose members constitute the nation’s oldest continuously operating craft guild. Michael joined the Company in June 2019, after a seven-year tenure as Vice President of External Relations and Chief Strategy Officer at the Greater Philadelphia Cultural Alliance, where he oversaw the organization’s policy, advocacy and community-engagement programs and its fundraising activities.
Before that, Michael served for eight years as the Executive Director of Art-Reach, which connects underserved audiences with cultural experiences. Prior to leading Art-Reach, Michael spent nine years at the Arden Theatre Company, managing all aspects of fundraising, marketing, public relations and community outreach. Michael began his career in nonprofit administration as the Assistant Development Director at Philadelphia’s Walnut Street Theatre, the nation’s oldest continuously operating theatre and a National Historic Landmark. He started his professional career in editing and publishing, working as an editorial researcher at TV Guide magazine in Radnor, PA, and then editing the regional leadership directory Who’s Who in the Delaware Valley.
A native of Chester County, PA, Michael received a B.A. in journalism from Temple University in Philadelphia. He received a certificate in fundraising from the University of Pennsylvania and has received supplemental education in nonprofit management through coursework offered by National Arts Strategies, the Fundraising School at the University of Indiana and the Stanford University Business School. He is a 2008 graduate of Leadership Philadelphia, which named him one of the region’s top 76 “Creative Connectors.” He serves on the boards of PA Museums and the Greater Philadelphia Cultural Alliance, and he chairs the Advocacy Committee for the Historic District Partners.

For a first term ending at the Annual Meeting in 2028:
Peter Angelides, Ph.D., AICP is President and Principal of Econsult Solutions, Inc. (ESI). He leads ESI’s Real Estate and Litigation practices, and he focuses his work at the intersection of economics and urban development, including real estate, economic development, city planning, transportation, tax policy, valuation, and litigation. Peter’s career has covered several sectors, with the underlying theme of how economic thinking and data analysis leading to improved decision making. Prior to joining ESI, Peter worked as an economist at PwC in Philadelphia, Charles River Associates in Washington, DC, and as an urban planner at Wallace Roberts and Todd in Philadelphia. He holds a Master of City Planning degree from Penn and a PhD in economics from the University of Minnesota. Peter also serves on several civil and professional boards, including the Racquet Club of Philadelphia (president), Passyunk Avenue Revitalization Corporation (Chair), and the Urban Land Institute. A Philadelphia native, Peter lives in Center City and has two children.
Alanna Piser joined John Milner Architects in 2013 as Preservation Designer. Alanna prepares historic preservation documents including Historic Structures Reports and Historic Tax Credit Certifications, surveys and assesses historic buildings, and assists with the development of design and construction documents for a variety of projects. She has lived in London and Mexico City, sparking her interest of architecture and historic preservation at a young age. Alanna received a Bachelor of Arts degree in Interior Design from Marymount University, where she spent a semester studying at Lorenzo de' Medici in Florence, and a Master of Science degree in Historic Preservation from the University of Pennsylvania, where she traveled to Shanghai for an urban conservation course and the Balkans for a European conservation course. Alanna is a member of the National Trust for Historic Preservation, President of Friends of Sellers Hall, a board member of Preservation Delaware, and a member of the Buildings and Grounds Committee for Ursuline Academy in Wilmington, Delaware. She enjoys running, mountain biking, traveling, and spending time with her husband and two daughters.
For a second term ending at the Annual Meeting in 2028:
Robert A. Marshall, Esquire retired from public service in 2018, serving as Assistant Commissioner for the NJ Department of Environmental Protection, Deputy Attorney General in the NJ Department of Law & Public Safety, and as legal counsel in the Office of Counsel to the Governor(s) between 2000 and 2012. He began his legal career in the litigation department at Montgomery, McCracken, Walker & Rhoads in 1986.
From 1995 through 1998, Marshall was on special assignment in The Supreme Court of the United States in State of New Jersey v. State of New York, involving the jurisdictional dispute over Ellis Island. New Jersey prevailed in this litigation. Marshall handled the direct and cross examination of the majority of witnesses during the 6-week trial, the first trial ever held in the Supreme Court building.
Resident of Haddonfield since 1986, Marshall served as Borough Commissioner for Public Works, President of the Board of Trustees for the Library, President of the Historical Society, Trustee for the First Presbyterian Church, and was honored as Haddonfield’s Citizen of the Year in 2007. Bob is married to Marsha Marshall, who served 6 years on the Haddonfield Board of Education and had an accomplished career teaching elementary and middle school students. Bob and Marsha have an energetic daughter that teaches US and World History while pursuing advanced degrees.
Robert Powel, Esquire is Vice President and Associate General Counsel at Jefferies, a global investment banking firm, headquartered in New York City. Prior to joining Jefferies, Robert Powel was a Senior Associate at Shearman and Sterling, wherein he led all aspects of capital markets transactions from inception to execution with a focus on North and Latin America. In 2014, Robert obtained both his Juris Doctor and LLM in International and Comparative Law from the Duke University School of Law. Mr. Powel is multilingual, speaking both Spanish and French fluently, as well as Portuguese with limited proficiency.
For a third term ending at the Annual Meeting in 2028:
Dawn Tancredi, Esq. is a shareholder in Zarwin Baum’s Business Practice Group and co-chair of the Zoning and Land Use Department. Dawn ushers clients through the development process from beginning to end. She represents clients through acquisition, financing, and zoning and land use approvals. Dawn’s experience includes preparing transactional documents such as leases and condominiums and litigating matters such as property right disputes and construction defects. Dawn has raised, briefed and argued issues in the appellate courts, including constitutional issues that arise in real estate matters.
Dawn is a regular speaker and author on issues involving complex real estate transactions. Her presentations include testifying by invitation of Philadelphia City Council regarding demolition regulations and lecturing at numerous seminars presented by the Pennsylvania Bar Institute. Dawn has taught a class on real estate in the Construction Management Program of Drexel University’s College of Engineering.
Dawn is one of the co-chairs of the Zoning, Land Use and Code Enforcement Committee of the Real Property Section of the Philadelphia Bar Association. She is accredited by the U.S. Green Building Council as a leadership, energy and environmental design green associate.
Dawn is a volunteer with Philadelphia VIP, an organization that promotes equal justice for the poor by providing civil legal services not otherwise available. Dawn is a board member of the Philadelphia Society for the Preservation of Landmarks, an organization founded to maintain and preserve four historic house museums in the Philadelphia region. She has been recognized as a SuperLawyer in 2023 and 2024.
For a fourth term ending at the Annual Meeting in 2028:
Gregory Cranford, AIA is an architect with a focus on large international projects. He has a strong background in adaptive reuse/preservation, urban design and mixed-use projects including hotel/residential and retail. He has led the design of large-scale developments in the U.S. and internationally, including projects in China, India, Malaysia and Korea. His most recent project, The Atlantis Resort in Sanya, China was just awarded the Best New Resort in Asia. Greg holds a Master of Architecture from Rice University. He resides in New York City and Shelter Island, NY.
Thomas Hemmerick is a former Trustee from 2008-2014 and a former chairman of the Grumblethorpe committee. Tom is a retired architect and engineer who graduated from RPI and served in the Peace Corps. He has restored two historic properties in Germantown for condominium use. One of these properties, The Blue Mansard, won recognition from The Preservation Alliance. Tom also served as the PhilaLandmarks representative on the Historic Germantown Board.
For a fifth term ending at the Annual Meeting in 2028:
Lori Cohen is the Director and a Partner at the Arader Galleries in Philadelphia. She has worked in the international fine art market for more than 25 years and is a specialist in 16th through 19th century works on paper, with a focus on natural history, travel and exploration, rare maps, and American paintings. Lori's clients include private collectors, major museums, and libraries around the world. In addition, she advises several corporate collections throughout the United States and Europe. Lori is on the board of the Historical Society of Pennsylvania and Historic Strawberry Mansion. She serves on several vetting committees and panels for museums and international antiques shows. Ms. Cohen has many professional affiliations, including the American Historical Print Collectors Society, the American Historical Association, and the National Museum for Women in the Arts. Her educational background includes a B.A. in Art History from Bennington College in Vermont and foreign study at the Universita Degli Studi di Firenze in Florence, Italy.
Bishop David G. Evans is Pastor of the 27,000 member Bethany Baptist Church in Lindenwold, NY. Author of Healed Without Scars, and CEO of David G. Evans Ministries, he also serves as the Chair of the Board of Trustees of Lincoln University.
Hon. Gregory P. Montanaro is Senior Advisor in the Office of Government and External Relations of Rowan University, as well as the Honorary Consul of Austria. Greg is also President of Greater Philadelphia Traditions, Inc., a past Chairman of Goodwill Industries of Southern New Jersey and Philadelphia, a Past President of the Union League of Philadelphia, and serves on various non-profit boards in the region, including the Philadelphia Police Foundation, Dad Vail Regatta, and the Committee of Seventy. Greg currently serves as Chairman of the Board of Trustees and as Chair of our Governance/Nominating Committee.
The Nominating Committee, Board of Trustees, and Management Team of the Philadelphia Society for the Preservation of Landmarks support each of the above nominations for service on the Board of Trustees and recommend a vote in favor of each candidate.
